From that first applicant conversation through to move-in, you’ll manage your own relationships, diary and deals, with commission rewarding the results you deliver.
The Package:
- £25,000 basic salary
- Performance-related commission OTE £32k plus (uncapped)
- Monday to Friday, 9:00am–5:00pm
- 1 in 2 Saturdays, 9:00am–1:00pm, with appropriate time off in lieu
- Office and field-based
- 55p per mile for business mileage

The Company & Role:
Harte Recruitment is working with an established residential property business in Carlisle to appoint a Lettings Negotiator who wants to take ownership rather than simply wait for enquiries to land.
This is a hands-on, commercially focused role combining applicant management, viewings, negotiation and progression. You’ll manage prospective tenants from their first enquiry through to move-in, while proactively working the existing database and local market to create new lettings opportunities.
The Person:
- Previous estate agency or lettings experience preferred, although strong sales or customer service backgrounds will also be considered
- Confident, energetic and commercially minded
- Proactive and comfortable working towards individual and branch targets
- Strong communication and negotiation skills
- Organised and capable of managing your own diary and workload
- Positive team mentality with a willingness to take ownership
- Full UK driving licence and one car (preference)
The Lettings Negotiator Role:
- Register and qualify prospective tenants and understand their property requirements
- Proactively manage and follow up the applicant database
- Arrange and conduct property viewings, taking ownership of your diary
- Negotiate offers between applicants and landlords
- Progress agreed lets through to move-in
- Maintain regular communication with landlords and applicants
- Generate new lettings opportunities from the existing database and local market
- Identify potential landlord and valuation opportunities for the Lettings Manager
- Ensure available properties are marketed effectively and enquiries followed up quickly
- Work with the sales team to identify cross-referral opportunities
- Maintain accurate and up-to-date CRM records
- Work towards individual and branch revenue and activity targets
- Deliver excellent customer service and help generate positive reviews and referrals
