Harte Recruitment has been instructed to appoint an experienced Senior Property Manager on behalf of a respected residential Block Management business in Greater Manchester.

This role is not about volume, it’s about a Senior Property Manager who holds themselves to high standards, takes full ownership of their portfolio, and operates with confidence and clarity. You will be trusted to manage more complex residential developments, while also providing guidance and structure to junior team members.

The Package
- Up to £44,000 basic salary per annum
- Hybrid working: 2 days office-based, with home working and site visits
- Manageable portfolio sizes with a quality-over-quantity approach
- Business mileage paid
- Funding and support for professional qualifications (if needed)
- Monday–Friday, 09:00 – 17:00
The Senior Property Manager Role
- End-to-end management of residential developments
- Acting as the main point of contact for Directors, leaseholders, and residents
- Conducting site inspections and overseeing planned and reactive maintenance
- Managing service charge budgets, expenditure approvals, and arrears alongside accounts
- Ensuring full Health & Safety compliance across all developments
- Managing insurance renewals, claims, AGMs, and resident meetings
- Overseeing major works and Section 20 consultations
- Maintaining accurate records and proactively resolving issues
The Person
- Experience in Residential Block or Estate Management (essential), minimum 3-4 years
- Strong knowledge of service charge budgeting and financial administration
- Confidence managing complex developments and stakeholder relationships
- Excellent organisation, attention to detail, and time management skills
- A calm, solutions-focused approach
- Ability to work autonomously while contributing to a collaborative team
- Full UK driving licence and willingness to attend site visits (essential)
- IRPM/TPI qualification, high-rise experience, or mentoring exposure (highly desirable, not essential).
